Selling GMW land

Our land sales program releases land no longer required by GMW for operational purpose.  

Sale of GMW land is governed by the Victorian Government Land Transactions Policy and Guidelines(opens in a new window), which means that most sales of GMW land will be offered to other Government Agencies in the first instance through the First Right of Refusal Process. 

GMW may obtain exemption to sell through private treaty where the land is locked and not available to any other party other than the adjoining landowner.

All land sales undergo an initial assessment process by GMW to ensure the land is no longer required now or in the future.  Other factors that must be considered are:

  • Viability of selling the land
  • Lease or Licences on the land
  • Environmental impacts in selling the land
  • Planning provisions impacting the sale

Subject to the complexity of the sale, the process can take up to 12 months.

Acquiring private land

In some instances GMW may need to purchase land from an adjoining landowner when infrastructure is required to deliver our services. 

Normally GMW will approach a landowner directly when they identify land required for operational purpose. 

This could be for construction of a channel, pipelines, or any other infrastructure needed to deliver our services as a Statutory Authority.

Whilst it is not normal for GMW to acquire land by compulsory acquisition, State legislation allows for GMW to follow this process if required.
